Sometimes selling starts with a life change, not a plan to move. There may be several people involved, a tight deadline, or a house you haven’t lived in for years. Start by telling us what’s going on.

An inherited home

You may be sorting belongings while trying to figure out the condition of the house. Before paying for a cleanout or repairs, we can discuss the property and the sale options. Bring the questions about ownership, signing authority, and estate timing to your attorney or estate representative.

A separation or divorce

Access to the house, communication, and timing can be as important as price. Let’s establish who needs updates and how decisions will be communicated. Your attorney should guide questions about court orders, ownership, and how proceeds are handled.

A move out of town

If you’re already packing—or already gone—tell us who has keys, when movers arrive, and whether the house will be vacant. We can discuss photos, showings, access for repairs, and how to keep you informed while you’re away.

A property with tenants

Have the lease, deposit records, and occupancy details handy. Discuss showing arrangements and the buyer’s plans early. Questions about notice, lease rights, or ending a tenancy need advice specific to the property and local requirements.

A listing that didn’t sell

Before relisting, let’s look at the old photos, price changes, showing access, and buyer feedback. “Try again” is more useful when we can identify what should change.
