Preparing to Sell

Before you spend a weekend painting—or a few thousand dollars on updates—let’s walk through the house and decide what actually needs doing.

Make three lists: fix, clean, and leave alone

A dripping faucet, a sticking door, and a burnt-out bulb are small jobs buyers may notice. A full kitchen remodel is a different decision. We’ll discuss your budget, the condition of competing homes, and what fits your timeline before you commit to bigger work.

Start with a thorough cleaning and fewer things on the counters. Open the curtains. Address the source of odors instead of covering them with candles. Buyers need room to picture their own furniture, but you still have to live here.

Get the paperwork together

Gather roof and HVAC dates, repair invoices, warranties, permits you have, and HOA information. Make a note of known problems and past repairs. If you’re unsure about something, say so rather than guessing.

Plan for showings in real life

School pickup, work calls, pets, and dinner don’t stop because the house is listed. Tell us which times are difficult so we can discuss a workable showing schedule.

Before a showing, put away medications, valuables, and personal paperwork. Clear the entry, turn on lights, and make sure buyers can reach the garage, basement, and mechanical areas. Have a plan for pets.
