The carpet is worn. The bathroom project never got finished. You may not have the time or money to make the house look like a listing photo. That’s a conversation we can have.

Look at the choices before paying for repairs

We can compare listing in its current condition, making a few targeted repairs, and considering an investor offer. The right choice depends on the house, your budget, your timing, and the offers available—not just which option sounds easiest.

Bring a list of the problems you know about and any estimates you already have. Don’t spend money trying to hide an issue. We’ll discuss how to describe the property accurately and which questions need an inspector, contractor, or attorney.

Read the offer beyond the price

Ask about inspection deadlines, financing, repair requests, closing costs, and the proposed closing date. Discuss what “as-is” means in the actual contract. Don’t assume those two words answer every question about inspections or your responsibilities.

A higher offer with large concessions may leave you with less than you expected. A quick closing may be helpful—or may leave too little time to move. Put the terms side by side before deciding.

Be clear about what stays

If there’s furniture, a garage full of boxes, or equipment you can’t move, tell us early. Who removes it and when should be settled before closing, not during the final walkthrough.
