What first-time buyers often miss

Your preapproval is a ceiling, not your monthly budget. Ask for the full payment: taxes, insurance, mortgage insurance, HOA dues, and a repair cushion. The seller's property tax bill may change after you buy.

Compare Loan Estimates from more than one lender using the same price and down payment. Look beyond the rate: points, lender credits, cash to close, and the rate-lock deadline all matter.

An appraisal estimates value for the lender. Your inspection helps you understand the home's condition. Schedule it early enough to review findings before your contract deadline.

Before counting on down payment assistance, ask if it is a grant, repayable loan, or forgivable loan, and check occupancy and repayment terms.
