How to get the keys to your dream home
Updated: Oct 3
Getting the keys starts well before closing day. A useful first step is deciding what you can comfortably spend each month and what you need a home to do for you.

Ask a lender for the full estimated payment and cash needed at closing. Include taxes, insurance, mortgage insurance and any association dues. Leave savings for repairs and normal life after you move.
Talk with your agent about the search, representation agreement, services and compensation before touring. Explain your timeline, preferred locations and the features you truly need.
Compare homes using recent nearby sales, condition and total ownership costs. A fresh kitchen should not distract you from a roof, heating system or water problem.
When you make an offer, understand the contingencies and deadlines. An inspection and an appraisal serve different purposes. Ask what happens if either raises a concern.
Before closing, review the lender's final documents, confirm funds instructions through a trusted contact and complete your final walk through. Ask questions before you sign.
